The Royal Suite

The Royal Suite is a newer, beautifully laid-out open concept main floor Villa that is part of a duplex with an identical suite located directly above it. The location is perfectly situated between Holiday Valley and downtown Ellicottville. It is a 1/2 mile to the main light in the village and 0.7 miles to Holiday Valley. The layout is very comfortable for everyone wanting to be together while sitting by the fireplace with a nice glass of wine, cooking in the kitchen, or having a great meal at the dining room table. All you have to do is simply look out the windows and enjoy the lights of the slopes at Holiday Valley in the evening. Also, over in the corner next to the French doors is a beautiful bar with four (4) very comfortable stools to enjoy your favorite drink or talk about all the fun memories you are creating in Ellicottville. Enjoy the view from the living room windows and watch the skiers glide down Holiday Valley's "Sunrise" Slope.

The Royal Suite has three (3) bedrooms with a total of five (5) beds that sleep a total of eight (8) people. The Royal Master has a King sleigh bed, the Royal Comfy room has a Queen size bed, and the Royal family room has a Twin/Twin bunk with one (1) Queen-size bed. There is the capacity for two (2) more guests if you decide to use the Queen sleeper sofa in the living room. (Please bring your own bedding for the sleeper sofa if you use it for an added sleeping area). There are two (2) good size full bathrooms located in the Master Suite, and the other is by the dining area.

There is a full-size washer and dryer for your convenience. Just beyond the French doors is a covered deck with a table that seats six (6) to enjoy seasonal weather. A Weber Grill is located on the deck as well.

The backyard is sizeable and private, giving you much room for outdoor fun and games. There is a large concrete and stone firepit with eight (8) Amish-made Adirondack Chairs to enjoy on those cozy nights (please bring your own wood). The backyard and firepit are shared with guests in the Crown suite above you. There is also a shared shed. Your side will fit a couple of bikes, skis, etc. (Please bring a padlock if you want to lock your things in it). In case of a power outage, this property is equipped with a whole house generator, assuring you we are making every effort you will never be without electricity.

Ellicottville is such an extraordinary place, whether Winter, Spring, Summer, or Fall. We are sure you will make beautiful memories, and we look forward to you making them while being our guests in the Royal Suite.
